Help on South Beach Lodging

1. Booking/Reservations
Call our office at 305-673-3979 and our sales person will assist you in finding availability of properties and rates. After finding a property that best fits your needs, we will email a contract to you that you must sign electronically and send back to us in order to complete the reservation process.

2. Reservation Fee
Studios: $300 | Apartments: 1B-$400/2B-$500/$3B-$600 | Casa Gaby 4B-$1500 | Houses/Villas: $1,500

3. Included in Full Payment
It includes the rental payment, taxes, administration, cleaning fees, and maintenance fees.

4. Included in the Rent
A fully furnished apartment, condo or house with cable or satellite, basic telephone system, toiletries and linens. Pool and internet connection if applicable. Cribs upon request. No daily cleaning.

5. Modes of Payments
Payments may be made by credit card or wire transfer. American Express not accepted.

6. Taxes
The taxes you pay on Miami Beach properties consist of 7% Florida State Sales Tax, 3% Miami Beach Resort Tax and 3% Dade County Resort Tax. The properties outside Miami Beach consist of 7% Florida State Sales Tax and 3% Dade County Resort Tax. Taxes will not be charged if property is rented over a 6 month period.

7. Full Payment Due Date
Full payment of the rental property is to be paid 45 days before you are scheduled to arrive.

8. Cancellation
Should you cancel your reservation more than 60 days prior to your arrival, you will be charged a processing fee of $150 for apartments and $500 for villas. Should you cancel within 30 days of your arrival, we will keep 100% of your deposit.

9. Parking
Parking permits are provided upon availability at an additional cost. It will allow you residential street parking outside our buildings. Parking for L'Etoile and Casa Gaby A & B is free.

10. Smoking
All our properties are non-smoking.

11. Viewing Property Prior To Renting
We will be happy to show you a property before you rent by making an appointment with our property manager, just as long as the property is not currently occupied.

12. Check In/Check Out
Check in time is at 3:00 P.M. Check outs begin at 8:30 A.M. Should the vacationer fail to vacate the property at the proper time, an additional week will be charged to the vacationerís credit card or taken from the security deposit.

13. Walk Thorugh in / Out
Our property manager will perform a walk through when moving in and departing our properties. You will be able to check everything with him and he will show you around the premises.

14. Number of Guests
The number of guests occupying the premises cannot exceed the number indicated on our website per property.
